「每年5%利潤很高嗎?」 建商嘆打炒房恐市場大震盪

政府打炒房打得建商哀哀叫!大高雄不動產開發商業同業公會今(23)日舉辦第11屆第3次
會員大會,公會理市長林詠盛針對政府打炒房政策指出,目前南台灣營建業面臨缺工、缺
料、缺各類工班新生代人才等問題,若推出1件大樓案,從購地至完工交屋至少3年,平均
利潤已低於15%,「每年5%利潤很高嗎?」強調政府打炒房政策用意雖良善,「但若繼續
打炒房恐怕引起房市出現大幅震盪。」
近年各類營建成本大幅上揚,依據海悅國際統計,目前原物料板模從過去每坪7800~8000
元,已提升1萬1800元;鋼筋1噸從原先1.6萬元提高至2.2萬元、機電1噸從1.4萬元提升
2.1萬元、3000磅混泥土每立方米從1700~1750元提升至2050元,原物料漲幅約3~5成。海
悅國際副總經理周世凱指出,目前電銲工每日薪資從3500元提升到1萬元、水泥工從2500
元提高到3500元、綁鋼筋工資1噸從5000提升至8000元,整體工資漲幅至少4成。
各類成本大幅提升,也讓近年中小型建商經營壓力大增,林詠盛指出,大高雄公會會員多
屬小型建商,目前370家會員建商均面臨缺工、缺料與缺人才等問題,所謂缺人才並不是
沒優秀員工,而是缺少各類工種年輕族群幹部,目前許多泥作、技工年齡都已50歲者,更
多屬於60甚至70歲老師傅還在打拼。
林詠盛指出,近期政府推動打炒房政策,針對的是投資客,用意在於抑制過熱房市,然而
目前市場氛圍已出現打了投資客,連帶自住客也降低購屋意願,對小型建商可說雪上加霜
,目前地上15樓大樓案,從購地、興建、銷售、完工、交屋等至少3年,若屬地上20樓以
上建案,工期更拉長至3~5年,甚至業界已出現6~7年工期,建案平均利潤從25~30%,至今
僅剩下15%,「試問工期3年賺15%,每年5%利潤很高嗎?若屬超高大樓每年利潤更僅2~3%
。」
清景麟地產總經理施棟瀝指出,一般民眾會認為建商暴利,其實有很深誤解,民眾往往忽
略建案銷售後,建商會延續多年售後服務,即便交屋後5年、10年,當住戶遇到居家相關
問題,住戶仍會找建商幫忙,所以高雄建商推案算是賺取加工錢。(葉家銘/高雄報導)
